Reservations– can be made by anyone (over the age of 21) by phone or on our website. Our reservation form is on a secure server and takes credit card details to hold the booking. 
Third party reservations will not be accepted. You cannot book for someone else unless you are also staying and the person you are making the reservation for is over the age of 21. We will not accept reservations from anyone under the age of 21 or anyone booking on behalf of people under 21.
Rates – are charged per room (2 people per room), not per person.

Payment – FULL payment is taken by the Inn upon check-in.
All payments, regardless of third party bookers, will be required upon arrival. Booking.com, Expedia or any other third party booker DO NOT CHARGE YOU ONLINE. When checking-in you must have original payment method with you. If you would like to pay in cash upon arrival a valid credit card number will still be needed to hold your reservation. Payment may be made by cash or credit card only. American Express, Discover, Visa, or Master Card accepted.

Guests – 2 adults per room. Family rooms are for 2 adults with up to 3 children.

Cancellation – A cancellation charge will be made of 1 night stay if you cancel within 14 days of arrival or 21 days for holiday periods. If you cancel within 48 hours of arrival the full amount of the booking will be forfeited. Exceptions may be made, on request, but an administration fee of $ 25 per room will be applied regardless of the cancellation reason.
Please remember that a reservation is your commitment for the full period that you request. If you arrive after your specified date or depart prior to the end of your confirmed reservation, you will be charged the full amount of your reserved stay.
There are no transfers for holiday periods.
Packages cannot be transferred or refunded once booked. Tax and service are not included in advertised package rates.

Check-in – after 3 pm to 9 pm (Early arrivals will be charged an additional fee. Please call to arrange late check in, office is open until 9 pm).
Check -Out – is no later than 10 am. PLEASE leave the key on the reception desk. This lets us know you have left and the room can be turned around by housekeeping.
Late departures after 10 am must be requested. Un-Requested late check out will be subject to fees from $50 up to 2 pm, or a full day fee after 2 pm. Extra charges are made to you credit card.

Room Keys – are available at the reception desk and are assigned to the guest upon check in. You may keep the key for the duration of your stay but you must hand in the key when you check out. If you mistakenly take the key home, then we ask you to mail it back as soon as possible. Lost or un-returned keys will incur a replacement fee of $20 per key which will be charged to your account.

Rooms – Rooms are cleaned thoroughly on a daily basis. While we have always ensured the highest cleaning standards for our rooms, we are adding additional steps to sanitize between you and the guest before you.

ADA- While we will do everything we can to accommodate your needs, please note, this is an old building and we are not ADA compliant. The building does NOT have an elevator and there are stairs throughout. 

Daily Housekeeping – Housekeeping service is daily. We do ask that you reuse your towels if possible to conserve water. 

Guests – ONLY registered guests are allowed to use the facilities and rooms and in compliance with new regulations guests found with unregistered people on the property may be asked to permanently leave the property with them.

Breakfast – Our traditional “Complimentary Cooked Breakfast” is available in our dining room for residents only. Footwear will be worn at all times while in any common areas. 

For our gluten-free guests, we're happy to prepare your eggs sunnyside up, over easy, over hard or scrambled in a separate pan and we always prepare our bacon in the oven separately but we can in no way guarantee that your breakfast is not exposed to gluten as there are baked good prepared regularly and our small kitchen is not shared or split. For those traveling with a group, if there are dietary restrictions, we'll do everything we can to accommodate you if advised ahead of time. 

Children – Anyone under the age of 21 must be accompanied by an adult. Children 5 yrs. or under are free when sharing with 2 adults. Ages 6 or older adult fees apply.

NO Smoking/ illegal drugs – Smoking of any substances is prohibited throughout the building and anywhere on the premises. This is for the comfort of all our guests. No Smoking applies to ALL Substances including vaping and e-cigarettes and also applies to preparation of smokable substances. Non compliance will result in a minimum $150 cleaning charge added to your bill if you smoke or prepare smokable substances in your room or any public places in the building or premises. Persistence in non-compliance will result in expulsion with NO refund. Consumption of illegal drugs is not permitted ANYWHERE and offenders will be asked to leave, pay a cleaning fine and will be liable to prosecution.

Security of Belongings – We do not take responsibility for any cash or valuable items left in the guest rooms or public areas. You are solely responsible for your belongings. Any items left behind can be mailed back at your cost and liability, when requested. Clothing items not claimed will be kept in our “lost and found” box for 6 months then they will be donated to the local thrift shop.

Damage – to fixtures or fittings including carpets, rugs, furniture, doors and walls caused by you or your any of your group during your stay, will be charged to your credit card accordingly.

Behavior – We reserve the right to refuse entry and/or cancel reservations to any person, checking in or at any time within the visit, who shows unreasonable behavior including intoxication of any sort or non-compliance with the policies itemized above. They will be asked to leave the premises with no refund to their reservation and will receive a ban on return visits. This is for the comfort of ALL our guests who we treat with equal respect. We expect parents to assert reasonable control over their children in common areas and in adjoining guest rooms for the comfort of all guests.

Parking – We have parking spaces for 23 cars. Snow may reduce this area in winter and double parking may be required. Please let reception know if you double park. The Kitzhof does not take responsibility for any damage or theft to or from your vehicle while in our parking lot. The guest is responsible for their vehicle and parks in our parking lot at their own risk.

Weather – There will be no refund of deposits or booking if you cancel because of weather. You cannot make any changes within 48 hours of arrival or you will forfeit the full amount of the booking. We may be prepared to transfer your reservation within the same season for non-holiday times, please inquire.

Pets – Although we love our four-legged friends, we can no longer accommodate dogs of any size or type due to allergy concerns. We have a staff member with a severe dog allergy so if you have a service animal, please let us know before your arrival.  The owners do have one dog and they keep her in their private living quarters and the office.

Owner's quarters- The owners live on the premise. If you are staying in rooms 16 & 17, you may hear the owners walking above you. We try to be as quiet as possible so we don't disturb you.
