Reservations– can be made by anyone (over the age of 21) by phone or on our website. You cannot book for someone else unless you are also staying and the person you are making the reservation for is over the age of 21. We will not accept reservations from anyone under the age of 21 or anyone booking on behalf of people under 21.
Payment – FULL payment is taken by the Inn upon check-in.
All payments, regardless of third party bookers, will be required upon arrival. Booking.com, Expedia or any other third party booker DO NOT CHARGE YOU ONLINE. When checking-in you must have original payment method with you. If you would like to pay in cash upon arrival, a valid credit card number will still be needed to hold your reservation. Payment may be made by cash or credit card only. American Express, Discover, Visa, or Master Card accepted.
Check-in – after 3 pm to 9 pm (Early arrivals will be charged an additional fee. Please call to arrange late check in, office is open until 9 pm). For check in after 9m, your room key will be left on the reception desk with directions to your room.
Check -Out – is no later than 10 am. PLEASE leave the key on the reception desk. This lets us know you have left and the room can be turned around by housekeeping.
Late departures after 10 am must be requested. Un-Requested late check out will be subject to fees from $50 up to 2 pm, or a full day fee after 2 pm.
Room Keys – are available at the reception desk and are assigned to the guest upon check in. You may keep the key for the duration of your stay but you must hand in the key when you check out. If you mistakenly take the key home, then we ask you to mail it back as soon as possible. Lost or un-returned keys will incur a replacement fee of $20 per key which will be charged to your account.
Rooms – Rooms are cleaned thoroughly on a daily basis. While we have always ensured the highest cleaning standards for our rooms, we are adding additional steps to sanitize between you and the guest before you.
Bathrooms- Each room has an ensuite bathroom. Bathrooms do vary in size. Please note, the inn was built in the 50s and most of our bathrooms are on the smaller side. Most bathrooms have stall showers while a few have tubs. If you have a specific bathroom request, please let us know when booking. We will do our best to accommodate your request.
ADA- While we will do everything we can to accommodate your needs, please note, this is an old building and we are not ADA compliant. The building does NOT have an elevator and there are stairs throughout the building.
Guests – ONLY registered guests are allowed to use the facilities and rooms. Unregistered people on the property may be asked to leave. Anyone under the age of 21 must be accompanied by an adult.
Breakfast – Our traditional “complimentary hot breakfast” is available in our dining room for guests only. Breakfast ends at 9am with no exceptions. Footwear will be worn at all times while in any common areas.
For our gluten-free guests, we're happy to prepare your breakfast in a separate pan. Though we can in no way guarantee that your breakfast is not exposed to gluten as we do not have a separate kitchen for gluten free items. Please let us know of any dietary restrictions ahead of your stay. We'll do everything we can to accommodate you if advise ahead of time.
NO Smoking/ illegal drugs – Smoking of any substances is prohibited throughout the building and anywhere on the premises. This is for the comfort of all our guests. No Smoking applies to ALL Substances including vaping and e-cigarettes, and also applies to preparation of smokable substances. Non compliance will result in a minimum $150 cleaning charge added to your bill if you smoke or prepare smokable substances in your room or any public places in the building or premises. Persistence in non-compliance will result in expulsion with NO refund. Consumption of illegal drugs is not permitted ANYWHERE and offenders will be asked to leave, pay a cleaning fine, and will be liable to prosecution.
Firearms- While Vermont is an open carry State, NO firearms are allowed on premise or to be on your person. Please keep firearms locked in your vehicle. If you have a firearm in your possession, you will first be asked to lock it in your vehicle and if asked again, you will be asked to leave the Inn. This is for the safety of all guests.
Security of Belongings – We do not take responsibility for any valuable items left in the guest rooms or public areas. You are solely responsible for your belongings. Any items left behind can be mailed back at your cost and when requested. Clothing items not claimed will be kept in our “lost and found” box for 6 months, after which, they will be donated to the local thrift shop.
Damage – Damages to fixtures or fittings including carpets, rugs, furniture, doors and walls caused by you or your any of your group during your stay, will be charged to your credit card accordingly. Please do not carve into the walls of the building.
Behavior – We reserve the right to refuse entry and/or cancel reservations to any person, checking in or at any time within the visit, who shows unreasonable behavior including intoxication of any sort or non-compliance with the policies itemized above. They will be asked to leave the premises with no refund to their reservation and will receive a ban on return visits. This is for the comfort of ALL our guests who we treat with equal respect. We expect parents to assert reasonable control over their children in common areas and in guest rooms for the comfort of all guests. Guests must treat staff, owners, and other guests with respect. If there is any mistreatment, we will ask you to leave the property with no refund.
Parking – We have parking spaces for 23 cars. Snow may reduce this area in winter and double parking may be required. Please let reception know if you double park. The Kitzhof does not take responsibility for any damage or theft to or from your vehicle while in our parking lot. The guest is responsible for their vehicle and parks in our parking lot at their own risk.
Pets – There is a nightly pet fee of $50 which is included in the room price. Dog owners are required to register their dog upon check in. Dogs are not allowed in the common areas including the dining room. Dogs may not be left unattended in the guest room. Guests are required to clean up after their dog. Failure to do so will result in a $100 fine. Please discard waste into trash bins outside. Dogs must be on leash when outside of the guestroom. Dog owners are responsible for any damage caused by the dog. Please be mindful of other guests. Dog-friendly rooms are only available April-December. Due to the amount of snow we receive in the winter, it is unsafe to walk to your dog on the property. Service dogs are welcome with no fee. Please give us a call to let us know your service dog is coming.
Owner's quarters- The owners live on the premise. If you are staying in rooms 16, 17, and 20, you may hear the owners walking above you. We try to be as quiet as possible so we don't disturb you. You may also see our dog outside the window in the back of the building if you are in rooms 8 and 19.
